1924 FA Cup Final Souvenir Programme (Original)

Hi there, any advice or guidance would be appreciated.....

I've got a 14 page souvenir programme from the 1924 FA Cup Final. Its obviously not the official Wembley edition (I wish!) but is still a great item.

It has a colour front page featuring the team names, date and head pics of the two captains (Hudspeth of Newcastle and Moss of Aston Villa)

It was printed and published by RL Rutter (Sunderland) of Bridge Street, Sunderland.

In my opinion its in pretty good condition for its age with a few tears, some creasing and held together on the spine by sellotape.

Does anyone know an approximate value or any history of it? I've trawled eBay and the internet in general without success.
