I was surfing eBay and saw Sunderland v Notts Co FAC replay from 1973 going for £90. Is that normal price for this item ?

And when it has the "Red Booklet" inside, which i believe, was the 1st Sunderland Handbook, it goes for over £100 usually.

normally goes for this price or more, but there are copies about, so need to be careful who you buy off. There are FOUR for sale on ebay at the moment, so not that rare really.
