Bargain here for someone or FAKE>? 1966 WC Programme/Tick

Just noticed this lot listed on ebay, 1966 world cup final programme + final ticket, 3/4 th place ticket, semi final, 1/4 final, eighth final tickets
£200 ''Buy it now''
Seperately this lot would probably cost you about £350.00+
But why are all the tickets the same number seats?
Are they from the same person from one of the Wembley season ticket booklets? Or are they fakes?
The sellers feedback doesn't look too great but the programme does look original to me, doesn't mention whether or not the programme has any writing though.
