Sunderland Programme

This is my first post so go easy!

Can anyone advise me on how rare if any the Sunderland v Arsenal programme from season 1984-1985 is.

I have seen a couple go on ebay for over £10, I have every other programme from that season and got them for less than a few quid so was just curious if this was people trying to make a quick buck on ebay or whether its genuinely rare.

Any help would be much appreciated

According to my "bible" The Arsenal football programme collectors handbook of away games 1946 - 1987, (I'm a geek, I know!) written by my friend Mr Leonard Evans, he states that since the mid 70's when for some matches not enough programmes were printed and due to sell outs, collectors again will find it difficult to get a few odd programmes up to this season, such as 85/86 at Chelsea and 84/85 at Sunderland.
Typically I require the Sunderland one.
